Billing timing — read monthly metrics as trends, not snapshots.
QuickBooks books revenue in lumps, so any single month’s NOI, RevPAB, operating margin and expense ratio
can swing hard (monthly NOI has ranged −$89k to +$243k on a stable ~40-resident census). For decisions use the
smoothed figures — NOI avg/mo (TTM), the 12-month RevPAB series, the expense ratio (ΣOpEx ÷ ΣRevenue),
and the 3-month food-cost average — not one month in isolation.
PropCo lease — accrued at 5% of revenue, deducted above.
The OpCo’s rent to the PropCo (Twin Falls Chardonnay LLC) accrues monthly at 5% of revenue (~$11k/mo)
as an operating expense, so the NOI, operating margin and expense ratio shown here are on an after-lease (OpCo)
basis. The bank covenant is unaffected: §5.17 tests combined EBITDA (PropCo + OpCo), where the intercompany
